All bookings are made with Mykonos Luxury Villas. Acceptance of the following conditions will be by signing the booking form.
2. MAKING A BOOKING
Before making a booking, you must contact us to obtain confirmation that your chosen property is available for the dates required. You must send us a completed and signed Booking Form and payment of a non-refundable deposit of 50% of the property rental (in some cases the deposit required may differ: this information is on the property description and you will be notified at the time of booking). A binding contract between the person who has signed the Booking Form and the Property Owner and us will be made upon receipt of full balance of Rental money. You are responsible for payment of the price of the accommodation and the compliance of members of your party with these conditions. The total agreed amount of the booking concerns the rent of the villa and the payment of the company, twenty percent of the total amount which may differ for the intermediation services and the management of the villa and also includes VAT. Bookings cannot be accepted from persons under 18 years of age at the time of booking. We reserve the right to refuse a booking without giving any reason.
The balance must be paid no later than 60 days before arrival are entitled to treat your booking as canceled if you fail to pay the balance on time. The person who is signing the booking form and the Terms and Conditions must be responsible for the payment and must be the holder of the card used for the payment of the reservation. A security deposit is required and is payable before the beginning of the tenancy, to cover during your stay the cost of any damages to the property or each contents. The amount of deposit will be paid to Mykonos Luxury Villas at the time of check in. An inventory list of the property’s contents will be checked and signed by the incoming tenant. The amount of deposit less any applicable claims will be refunded to you in the same way it was paid to us. Cash deposits will be handed back at the time of check out. In case the damage caused to the property is higher than the amount of the deposit that was paid, the tenant has the obligation to cover the cost of the damage.
A) By you:
Any cancellation by you (for whatever reason) must be in writing addressed to us by e-mail. The effective date of cancellation is the date on which written notification is received by us. If you cancel eight weeks or more before arrival you will lose your deposit. If you cancel within eight weeks of arrival or if the booking is canceled by us due to non-payment, we shall be entitled to the full booked rental cost from you. Non- refundable deposit. Security deposit will be fully refunded.
B) By us:
In the unlikely event that it is necessary to make an alteration to or cancel the booked rental accommodation specified in the rental confirmation, we will inform you as soon as possible and, if requested, we will try to arrange alternative rental accommodation of a similar type and standard and in a similar location as that originally requested. If the alternative accommodation is not acceptable, we will refund in full all monies paid and shall be under no other liability.
5. NUMBER OF PERSONS USING THE PROPERTY
Only those persons named on the booking form may use the property without prior arrangement. The number of people staying at the property must not exceed the number of sleeping places indicated in the property description except in the case of infants under two years. Some properties will limit the number of infants. In the event that the maximum number is exceeded without prior arrangement, the property owner or Mykonos Luxury Villas reserve the right to refuse or revoke the booking at their own discretion. The property owner or his/her representative shall be allowed free access to the property at any reasonable time during any rented occupancy for the purposes of inspection and maintenance.
6. ARRIVAL AND DEPARTURE TIME
Arrival and departure times, unless agreed differently, will be 3 pm to 8 pm and 10 am respectively. In case of flight delays clients should contact Mykonos Luxury Villas at the earliest.
It is a condition of booking that your party is covered by comprehensive travel insurance. This policy must include personal liability and cancellation cover. Your signature on the booking form confirms that you are covered by such insurance.
Pets are not allowed without prior written permission of the Property Owner. You may be asked for an additional Security Deposit.
In the event that you are disappointed with the property you rental, you must first contact Mykonos Luxury Villas by telephone on the day of your arrival who will then attempt to resolve the problem. Complaints received at the end of the tenancy will not be accepted. If you vacate the property before the departure date without notifying our local representative you will not necessarily be entitled to a refund. If the problem was not resolved to your reasonable satisfaction during your stay, you should put your comments in writing within 7 days of your return.
We will forward your written complaint to the Owner and will within reason liaise with the Owner to assist in reaching a satisfactory settlement for all justifiable complaints regarding the property you may have. However, it is your responsibility to take the complaint up with the Owner directly if no satisfactory settlement can be reached. Neither we, nor the owner can be held responsible for noise or disturbance originating beyond the boundaries of the property or which is beyond the owner’s control. In the event that a source of reasonably obvious noise has been in existence prior to your arrival and we are informed of this, we will contact you to inform you of the disturbance. We cannot be held responsible for the breakdown of mechanical equipment such as pumps, boilers, swimming pool filtration systems, air conditioning units, nor for the failure of public utilities such as water, gas and electricity. In the event of discharge our liability shall be limited to the return of the sums paid to us respect to the unused portion of the holiday calculated on a pro rate daily basis.
The tenant and his party are fully responsible for a decent behavior throughout the tenancy. Guests are expected to use common sense in not causing any discomfort to the neighbors or making noise during quiet hours (14:30-18:00 and 23:30-08:00). Should the tenant and his party do not conform to such a behavior Mykonos Luxury Villas reserves the right and it is at their discretion to ask the tenant and his party to vacate the property without a refund of the remaining of the contract price.
11. TENANT’S RESPONSIBILITIES
The tenant must keep the property and all furniture, fittings, effects, facilities and equipment in the same state of repair and condition as at the commencement of the tenancy, and leave the property in the same state of cleanliness and general order in which it was found. He is responsible for all damage or loss which occurs to the property or its contents during the tenancy, and will be responsible to paying appropriate compensation to the Property Owner direct or to us in the event of breakages or damage.
Neither we (as agent for the Property Owner) nor the Property Owner shall be responsible for the death of or personal injury of you or any person named on the Booking Form or other person at the property, unless this results from the proven negligence of the owner, ourselves, or our employees. We shall not be liable for any loss, breach or delay due to any cause beyond our reasonable control, including though not limited to, act of God, explosion, flood, tempest, fire or accident, war or threat of war, civil disturbance, acts, restrictions, regulations, bye-laws, or measures of any kind on the part of any governmental or local authority, strikes, lock-outs, or other industrial actions or disputes or adverse weather conditions. In no case, will the Owner or MLV be responsible for accidents or Acts of God that may result in sickness, injury or death of one or more of the guests during their rental. In any such case, we shall be entitled to treat the contract as discharged. In the event of such discharge, our liability shall be limited to the return of the sums paid to us in respect of the (unused) portion of the booked rental calculated on a pro rata daily basis. We cannot be held responsible for breakdown of mechanical equipment such as pumps, boilers, swimming pool filtrations systems etc. nor for failure of public utilities such as water, gas and electricity. Neither we nor the Property Owner is responsible for noise or disturbance originating beyond the boundaries of the rented accommodation or which is beyond our control.
13. CHILDREN POLICY
Children are generally accepted in our properties. However, some property owners apply certain child age restriction policy. It is your duty to notify us if there will be any children (and their exact age) in the party before finalizing a booking.
Photographs taken at our properties may not be used or sold for profit without authorization from Mykonos Luxury Villas or the owner.
Cleaning and maid services are provided as described in our Rentals section. For all extra services’ requirements, Mykonos Luxury Villas will have to be informed prior to commencement of the tenancy. The Owner cherishes our Guest safety and will do what is logical and humanly possible to safeguard it. All necessary safety procedures against SARS- CoV-2 (COVID19) are followed strictly, as instructed by the Greek National Public Health Organization.
16. TELEPHONE AND INTERNET SERVICE
Maybe provided in some of our properties. Alternatively you may have to make your own arrangements.
Can be disrupted, normally for a short period of time. We cannot be held responsible for any inconvenience created by events beyond our control. Also, most of our villas have stand by generators, for alternative use of electricity.
18. SOCIAL FUNCTIONS
It is the policy of ourselves and the Property Owners we represent not to allow social events and other functions (e.g. weddings, receptions, large cocktail parties) on the property without prior agreement at the discretion of ourselves or the owner. Permission will be required for any event to be attended by more than twice the number of people the property is advertised as accommodating (including the holiday party itself).
19. SECURITY AND VALUABLES
Any valuables left at the property are left at your own risk. Neither we nor the owner are responsible for any loss. When provided, burglar alarms must be activated, safes used and proper care be taken against theft and burglary. It is your responsibility to ensure all doors and windows are closed and locked when leaving the property, or when by the poolside/in the grounds. If theft or damage to the owners property occurs through negligence on your part the owner is entitled to seek compensation from you. No refund can be given should you decide to vacate the property as a consequence of a burglary unless it can be proven that the owner has failed to inform you of anti-burglary systems in the property.
20. DISCLOSURE OF YOUR INFORMATION
The information you provide to us may be accessed by or given to third parties some of whom may be located outside the European Economic Area who act for us for the purposes set out in this policy or for other purposes approved by you. Those parties process information, process credit card payments and provide support services on our behalf. We may also pass aggregate information on the usage of our website to third parties but this will not include information that can be used to identify you.
21. INTEREST IN BUYING THE PROPERTY
If there is an interest in buying the villa that I or any other guest that we have currently checked-in, we commit to proceed with the buying process through MLV – Mykonos Luxury Villas and the agreed upon agent commission, amounts to the percentage 3% of the total true market value of the main contract plus the legal V.A.T.
All contractual obligations arising out of these booking conditions shall be deemed to come into existence on the island of Mykonos, and be subject to Greek law and the exclusive jurisdiction of the Greek courts.
